Based in Indianapolis, IN, the Fairlawn team member will be responsible for assisting the Property Manager in on-site management of a 304-unit residential community.  This includes all aspects of leasing, resident relations, rent collections, safety and security, maintenance, small renovation projects and general property upkeep.  The Assistant Property Manager would will also work closely with a Regional Manager as well as Managers from our corporate office.
Assistant Property Manager Responsibilities:

  • Handle daily operations including: answering calls, scheduling appointments, greeting visitors, showing residences to prospective residents and any necessary paperwork, filing, etc.
  • Assist Property Manager in setting market rents, conducting market research, defining leasing goals and running renewal process
  • Supervise turnover including obtaining bids from subcontractors, supervising turnover process, assist in hiring staff for turnover, and managing small renovation projects
  • Handle resident accounting tasks such as rent collection, posting rent and preparing deposits
  • Become knowledgeable on our properties versus competition and effectively communicate features to prospective residents
  • Apply established sales and marketing strategies to increase property traffic, maintain closing ratios and meet or exceed budgeted occupancy
  • Run and approve credit checks and lease applications
  • Prepare leases, tenant files, move-in paperwork, confirm residences are move-in ready and perform move-in orientations with new residents
  • Maintain good rapport with current and prospective residents
  • Process maintenance requests and follow up with residents to confirm completion
  • Ensure resident files are properly maintained
  • Have a thorough knowledge of lease terms, specifications and policies
  • Learn, audit and ensure team’s compliance with all Fair Housing Laws including local, state and federal housing regulations
  • Oversee any on-site staff and the relevant departments (leasing and maintenance), approve timesheets, and set staff schedules

Property Manager Skills and Knowledge Requirements:

  • 3 + years property management experience
  • Previous direct customer service experience required
  • Comfort using a variety of computer applications required (e.g. Microsoft Office Suite)
  • Experience with property management software required (e.g. Buildium, Yardi, Propertyware)
  • Excellent written and verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Property Manager Education Requirements:

  • Undergraduate Degree

Property Manager Additional Requirements:

  • Valid driver’s license and dependable vehicle.  Limited in-town usage of personal vehicle for errands and property visits required, any out-of-County personal mileage reimbursed at the Federal rate
  • Availability to work Saturdays during prime leasing season

Must be able to perform the physical functions of the position, not limited to: ability to walk properties, complete physical inspections, deliver resident communications and show properties
