Full Time HVAC/Maintenance Technician

Fairlawn Real Estate is a dynamic real estate firm that specializes in acquiring, renovating, developing and managing real estate projects in Central Illinois.  Based in Champaign, Illinois, the Fairlawn team member will be responsible for handling maintenance requests across a wide range of property types. While HVAC work will be the priority the candidate will ultimately be handling a variety of maintenance requests.  The position offers an exciting opportunity to join a growth-oriented organization with a genuinely enjoyable work environment. 

HVAC/Maintenance Technician Responsibilities:

  • Quickly diagnose maintenance issues and find solutions that ensure resident safety while balancing time sensitivity and cost
  • Be one of the first points of contact for HVAC requests
  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; outsource tasks to external vendors as necessary
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
  • Complete maintenance requests in a timely manner and document time, expense and results
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Manage supply purchasing and maintaining any necessary inventory
  • Comply with all OSHA regulations and any applicable laws regarding health, safety or environment

HVAC/Maintenance Technician Skills and Knowledge Requirements:

  • HVAC Certification required
  • At least two years relevant experience required
  • Comfort using a variety of computer applications (e.g. Microsoft Office Suite)
  • Experience with property management software a plus but not required (e.g. Buildium, Yardi, Propertyware)
  • Excellent verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

HVAC/Maintenance Technician Education Requirements:

  • High School diploma or GED

HVAC/Maintenance Technician - Additional Requirements:

  • Valid driver’s license and dependable vehicle.
  • Availability to be on call and assist in after-hours emergency situations
  • Availability to work longer hours and weekends during market turnover in July and August (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position, not limited to: ability to walk properties, ability to lift 80-100lbs on a regular basis
