Normal, IL

Based in Normal, Illinois, the Fairlawn team member will be responsible for all maintenance and grounds activities of a 300+ unit residential complex.  The Fairlawn team member will report directly to the Property Manager and receive support as needed from Fairlawn’s corporate office in Champaign, IL.
Maintenance & Grounds Technician Responsibilities:

  • Quickly diagnose maintenance issues and find solutions that ensure resident safety while balancing time sensitivity and cost
  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; outsource tasks to external vendors as necessary
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
  • Complete maintenance requests in a timely manner and document time, expense and results
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Manage supply purchasing and maintaining any necessary inventory
  • Grounds work includes ensuring grounds are clean and free of any trash, emptying common area trash cans, cleaning the common areas of the buildings including interior and exterior hallways, cleaning the club house and leasing office, supporting in-depth cleaning for apartment turns as needed
  • Comply with all OSHA regulations and any applicable laws regarding health, safety or environment

Maintenance & Grounds Technician Skills and Knowledge Requirements:

  • At least two years relevant experience required
  • Comfort using a variety of computer applications (e.g. Microsoft Office Suite)
  • Experience with property management software a plus but not required (e.g. Buildium, Yardi, Propertyware)
  • Certifications such as HVAC a plus but not required
  • Excellent verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Maintenance & Grounds Technician Education Requirements:

  • High School diploma or GED

Maintenance & Grounds Technician - Additional Requirements:

  • Valid driver’s license and dependable vehicle.  Any out-of-County personal mileage reimbursed at the Federal rate
  • Availability to be on call and assist in after-hours emergency situations
  • Must be able to perform the physical functions of the position, not limited to: ability to walk properties, ability to lift 80-100lbs on a regular basis
