This role will be based in Indianapolis, IN and accountable for a 304 unit apartment community.  This includes ultimate ownership of property performance as well as involvement in all aspects of leasing, resident services, accounts receivable and general facilities upkeep.  The Property Manager would lead and manage an on-site team of maintenance and leasing professionals, working closely with a Regional Manager as well as Managers from our corporate office.
Fairlawn Real Estate is a dynamic real estate firm that specializes in acquiring, renovating, developing and managing real estate projects in the Midwest United States.  This Property Manager position offers an exciting opportunity to join a growth-oriented organization and launch Fairlawn’s first residential community in the Peoria metro area.
Property Manager Responsibilities:

  • Analyze financial performance of property including performance vs. budget, communicating with corporate office and ownership entities as necessary
  • Manage and lead local leasing and maintenance team members including schedules, training, delegating tasks, providing the right level of oversight and holding team members accountable for their responsibilities
  • Work with Fairlawn team to set market rents, conduct market research and define leasing goals
  • Best position community in the market including listings timing, content, and channel use
  • Apply established sales and marketing strategies to increase property traffic, maintain closing ratios and meet or exceed budgeted occupancy
  • Manage leasing administration including owning lease templates and the renewals process
  • Handle any resident services that need to be escalated to a manager
  • Lead daily frontline operations including answering calls, scheduling appointments, greeting visitors, showing residences to prospective residents and completing any necessary paperwork
  • Handle resident accounting tasks such as rent collection, posting rent and preparing deposits
  • Audit leases, resident files and move-in paperwork to ensure accuracy and completion
  • Maintain good rapport with current and prospective residents
  • Own and ensure completion of all proactive maintenance and services activities including preventative maintenance
  • Supervise turnover including obtaining bids from subcontractors, supervising turnover process, hiring staff for turnover, and managing small renovation projects
  • Audit and approve invoices
  • Have a thorough knowledge of lease terms, specifications and policies
  • Learn, audit and ensure team’s compliance with all Fair Housing Laws including local, state and federal housing regulations

Property Manager Skills and Knowledge Requirements:

  • At least five years property management experience
  • Previous direct customer service experience required
  • Proven record of successfully leading teams
  • Fluency using a variety of computer applications required (e.g. Microsoft Office Suite)
  • Experience with property management software required (e.g. Buildium, Yardi, Propertyware)
  • Excellent written and verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Property Manager Education Requirements:

  • Undergraduate Degree

Property Manager Additional Requirements:

  • Valid driver’s license and dependable vehicle.  Limited in-town usage of personal vehicle for errands and property visits required, any out-of-County personal mileage reimbursed at the Federal rate
  • Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
  • Serve as one of the emergency contacts for the community

Must be able to perform the physical functions of the position, not limited to: ability to walk properties, complete physical inspections, deliver resident communications and show properties
