Full Time Resident Services Coordinator
Fairlawn Real Estate is a dynamic real estate firm that specializes in acquiring, renovating, developing and managing real estate projects in Central Illinois.  The position offers an exciting opportunity to join a growth-oriented organization with a genuinely enjoyable work environment. 
Based in Normal, Illinois, the Fairlawn team member will be responsible the resident services of Pinecrest Apartments, a 313-unit residential complex.  The Fairlawn team member will work directly with the Property Manager and receive support as needed from a Regional Operations Manager and Fairlawn’s corporate office in Champaign, IL.
 
Responsibilities include:

  • Handle resident accounting tasks such as rent collection, posting rent and preparing deposits
  • Prepare leases, resident files, move-in paperwork, confirm residences are move-in ready and perform move-in orientations with new residents
  • Plan and host resident events
  • Maintain excellent rapport with current and prospective residents
  • Process maintenance requests and follow up with residents to confirm completion
  • Assist in setting market rents, conducting market research, defining leasing goals and running renewal process
  • Handle daily operations including: answering calls, scheduling appointments, greeting visitors, showing residences to prospective residents and any necessary paperwork, filing, etc.
  • Become knowledgeable on our properties versus competition and effectively communicate features to prospective residents
  • Apply established sales and marketing strategies to increase property traffic, maintain closing ratios and meet or exceed budgeted occupancy
  • Run and approve credit checks and lease applications
  • Ensure resident files are properly maintained
  • Have a thorough knowledge of lease terms, specifications and policies
  • Support other departments as needed (e.g. maintenance, property operations) 
  • Learn, audit and ensure team’s compliance with all Fair Housing Laws including local, state and federal housing regulations

Skills and Knowledge Requirements:

  • At least three years property management experience
  • Previous direct customer service experience required
  • Comfort using a variety of computer applications required (e.g. Microsoft Office Suite)
  • Experience with property management software required (e.g. Buildium, Yardi, AppFolio)
  • Excellent written and verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Education Requirements:

  • Highschool Diploma or GED
  • Undergraduate Degree preferred

Additional Requirements:

  • Valid driver’s license and dependable vehicle. Limited in-town usage of personal vehicle for errands and property visits required, any out-of-County personal mileage reimbursed at the Federal rate
  • Availability to work evenings and weekends (mainly for special resident events)
  • Must be able to perform the physical functions of the position, not limited to: ability to walk properties, complete physical inspections, deliver resident communications and show properties
