Based in Normal, Illinois, the Fairlawn team member will be responsible for on-site management of a 225 bed student community.  This includes managing all aspects of leasing, resident relations, rent collections, safety and security, maintenance, small renovation projects and general property upkeep.  The ideal Property Manager candidate will be creative self-starter with a positive mindset, who can problem-solve and adjust marketing and sales approaches as necessary.  The role also includes a people leadership component, as the Manager will be managing the leasing and maintenance teams on a daily basis.  The Property Manager will report to Fairlawn’s Regional Operations Manager.
Property Manager Responsibilities include, but are not limited to:

  • Manage day-to-day property operations including managing leasing and maintenance teams comprised of part and full time employees.  This will include setting staff schedules, approving timesheets, and providing direct support into team members’ professional development
  • Assist in setting market rents, conducting market research, defining leasing goals and running renewal process
  • Supervise turnover including obtaining bids from subcontractors, supervising turnover process, hiring staff for turnover, and managing small renovation projects
  • Track marketing budgets and costs, including assessment of performance of marketing channels and providing recommendations on allocation of marketing dollars
  • Manage online content for online listings, property websites and social media
  • Serve as a model and coach for the team in handling daily operations including: answering calls, scheduling appointments, greeting visitors, showing apartment units to prospective residents and any necessary paperwork, filing, etc
  • Become knowledgeable on our properties versus competition and effectively communicate value proposition to prospective residents
  • Apply established sales and marketing strategies to increase property traffic, maintain closing ratios and exceed meet or exceed budgeted occupancy
  • Run and approve lease applications, prepare leases, resident files, move-in paperwork, confirm residences are move-in ready and perform move-in orientations with new residents
  • Maintain good rapport with current and prospective residents
  • Process maintenance requests and follow up with residents to confirm completion
  • Ensure resident files are properly maintained
  • Have a thorough knowledge of lease terms, specifications and policies
  • Learn, audit and ensure team’s compliance with all Fair Housing Laws including local, state and federal housing regulations

Property Manager Skills and Knowledge Requirements:

  • At least five years property management experience, preferably within student housing
  • At least two years’ experience successfully managing a team
  • Strong knowledge and understanding of current trends in digital media/social media
  • Previous direct customer service experience required
  • Comfort using a variety of computer applications required (e.g. Microsoft Office Suite)
  • Experience with property management software required (e.g. Buildium, Yardi, Propertyware)
  • Excellent written and verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Property Manager Education Requirements:

  • Undergraduate Degree in a relevant discipline 

Property Manager Additional Requirements:

  • Valid driver’s license and dependable vehicle.  Limited in-town usage of personal vehicle for errands and property visits required, any out-of-County personal mileage reimbursed at the Federal rate
  • Availability to work Saturdays during prime leasing season
  • Availability to work longer hours and weekends during market turnover in July and August (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position, not limited to: ability to walk properties, complete physical inspections, deliver resident communications and show properties
